What Markham Housing Actually Needs

Markham spans a very wide build range, from the older village cores through to the large subdivisions that went up through the 1990s and 2000s. In the newer stock the insulation is almost always present and to code; what is missing is air sealing, and the complaint is a single room that will not hold temperature rather than a cold house. Warm air escaping into the attic warms the roof deck, snow melts, water runs to the cold eave and refreezes. The dam backs water under the shingles and shows up as a ceiling stain. It gets treated as a roofing failure, but the mechanism is heat and air reaching the deck, which is why the lasting fix is at the ceiling plane.
